ROOFERS RICHMOND
Listed roofs, slate matching and clean lead detail across TW9 and TW10.
Richmond has one of the most demanding roof mixes in London. Listed Georgian terraces on Richmond Hill, riverside cottages on the Petersham road, mansion blocks above the town and Victorian terraces through North Sheen and St Margarets. JP Building Services are roofers in Richmond covering all of TW9 and TW10. We match original slate, hand-form lead and we are used to the consent paperwork that Richmond Council expects before listed work starts. For non-roofing work see property maintenance in Richmond.
OUR PROCESS
How we run a Richmond roofing job
Every roofing job in Richmond runs through the same three steps, so you know what to expect from first call through to handover.
Inspection and condition photos
Roof-level photos and a clear before-record for any consent application. On listed Richmond Hill terraces we photograph every slope, the chimneys, the parapets and every lead detail so the council file has the evidence it expects. The same photos help us show you what we found rather than describe it.
Method statement and material schedule
On listed work we prepare the method statement and material schedule as part of the quote rather than as an extra later. The schedule names the slate or tile (and where it is reclaimed from), the underlay, the lead spec, the fixings and the timber. The council will see the same document we work from.
Scaffold, weather window, sign-off
Scaffold goes up only once any required listed-building consent is in hand. We honour the dates we agree, move them only if the weather genuinely forces it and tell you straight away when that happens. At handover you get the photos taken from the scaffold, manufacturer warranties and a written sign-off.
PROPERTIES WE WORK ON
Property types we look after in Richmond
Richmond roofs split into three broad camps. The listed Georgian terraces on Richmond Hill and Marble Hill carry Welsh slate, parapet detail and tall stretcher-bond chimneys; lead failure at the chimney back gutter and parapet is the typical first sign of trouble. The Petersham and Ham cottages and larger period homes carry a mix of slate and clay tile, often with original lead valleys. The town centre mansion blocks and the Edwardian terraces through North Sheen, St Margarets and the Kew side of TW9 carry slate or plain tile pitched roofs, frequently with secondary flat roofs over rear additions and bay windows. The roofs in each of these zones age in different ways, and the right specification varies accordingly.
WHY CHOOSE US
Why Richmond owners choose JP Building Services
Four things Richmond owners, landlords and managing agents tell us they value about working with our team.
Real listed-building experience
Listed roofs are not a learning project. We have worked on listed properties through Richmond Hill, Petersham and the listed riverside cottages, and we know what the conservation officer at Richmond Council expects to see in the application file before consent is granted.
Hand-formed lead, not pre-formed
Most Richmond roofs that have failed have failed at the lead. Pre-formed lead is faster but does not always last. We work lead by hand on chimneys, side abutments and parapets so the welts are weathered the right way and the bossing follows the original profile.
Original slate matched, not nearest available
Welsh slate is still produced and reclaim is still available. We tell you what your roof was built with and what we plan to put back, before the order goes in. Mixing slate types or going to a synthetic equivalent is rarely the right answer on a listed Richmond property.
Considered scaffold and access plans
Richmond streets are not always easy. We plan scaffold, parking and skip permits before the start date and brief neighbours where the scaffold blocks shared access. Listed properties also need scaffold ties that do not damage original brickwork, which we factor in.
EXPERTISE
How we re-roof a Richmond Hill terrace
Richmond Hill terraces are tall, slate-roofed and tightly built, and the order of work matters more here than on most roofs. We strip in sections rather than the whole roof in one go so the building stays weathertight and the scaffold load stays manageable. As we strip we sort the original slate into three piles: sound and reusable, sound but tired, and broken. The sound slate goes back on the front face where it is most visible from the street; new or reclaim slate fills the rear.
Underlay is breathable membrane on new battens, not the old torching. Lead at the chimney back gutter, the side abutments and the parapets is hand-formed in milled lead with stepped flashings worked into the brick joint. Pre-formed lead is faster but the welts fail in a quarter of the time and on a terrace this size that is not a sensible trade.
Ridge tiles bed back in lime mortar so they move with the seasons. Vents go in at eaves and ridge in line with current guidance to keep condensation out of the loft. See chimney repair for the related stack work that we usually quote alongside a Richmond Hill re-roof.

Do you carry out listed-building roof work in Richmond?
Yes. We have worked on listed properties in TW10. We are happy to deal with the conservation officer at Richmond Council, prepare method statements and coordinate with your architect. Listed work needs evidence and patience, both of which we are used to providing.
How quickly can you make a roof safe after a leak?
Same-day make-safe in genuine emergencies, with a full repair to follow within a week. Call the office and we will give you a realistic timescale on the call. For listed properties the make-safe materials and methods need to be reversible, and we plan accordingly.
Can you match the slate on a Richmond Hill terrace?
Yes. We source new Welsh slate or reclaim to match what the property was built with. We will recommend the right choice for the specific job, including blending reclaim into a partial repair where the rest of the roof is sound.
Do you handle the lead work yourself?
Yes. Lead at parapets, abutments and bay windows is hand-formed in-house on Richmond jobs. On listed work we hand-form lead rather than use pre-formed sections so the bossing and welt detail follow the original profile.
Do you do flat roofs as well as pitched?
Yes. We work on flat roofs above bay windows and rear extensions across TW9 and TW10, and install single-ply, GRP or felt depending on what fits the property and the budget. The specification matters more than the badge.
