How we run a London roofing job
Every roofing job runs through the same three steps so you know what to expect from first call through to handover.
Inspection and condition photos
We get on the roof, work from extension ladders or use tower scaffold to capture clear photos of every slope, the chimneys, the parapets and the lead detail before you commit. You see what we see.
Written, fixed-price quote with materials named
The quote names the exact slate or tile, the underlay grade, the ventilation route, the lead spec and the warranty period. Fixed price, listed materials, like-for-like comparable with another contractor's quote.
Scheduled work with a weather window and clean handover
Scaffold and skip permits with the council are arranged before the start date. We honour the dates we agree and move only if the weather genuinely forces it. At handover you get photos from the scaffold, manufacturer warranties and a written sign-off.
How quickly can you respond to a roof leak?
Same-day make-safe in genuine emergencies; full repair within a week for most leaks. Call the office for a realistic timescale on the call.
How long should a roof last?
Welsh slate has a working life of 80 to 120 years. Clay tile is similar. Concrete tile is 60 to 80. Felt flat roofs are 15 to 25; modern membrane systems are 25 to 40. Fixings, underlay and lead usually fail before the slate or tile.
Do I need consent for roofing work in conservation areas?
Like-for-like repair almost never needs consent. Changes to the front slope, the materials or chimney removal often do, especially in Article 4 areas. We check before we quote.
Can you match the original slate or tile?
Yes. New Welsh slate, close-match new clay tile, or reclaim depending on the row. Mixing tile types across one slope reads as patchy and we avoid it.
Do you do flat roofs as well as pitched?
Yes. Especially over mansion-block balconies, bay windows and rear extensions. The right system depends on the deck below.
Do you handle the lead work yourself?
Yes. Lead at chimneys, parapets, valleys and bay flashings is hand-formed in-house on every roofing job.
Do you provide written quotes?
Yes. Every job is quoted on a fixed-price basis with materials, method, ventilation route, lead spec and timescale named in writing.
Do you handle Building Control sign-off on full re-roofs?
Yes, where it is required. The quote will tell you whether your job needs sign-off.
Are you insured to work on London properties?
We carry the public liability insurance you would expect. Certificate available before a job starts.
Do you cover the Home Counties as well as London?
Yes. Greater London plus Hertfordshire, Buckinghamshire and the surrounding Home Counties.
