Every job runs through the same three steps so you know what to expect, whether the brief is a single small repair or a multi-trade phased programme.

First visit and condition walk-round

We come and see the property within a few working days, taking photos as we go. The walk-round looks for the things that matter in priority order: water ingress, structural risk, then cosmetic. You see what we see before any quote lands.

Written quote with priorities and a fixed price

Most maintenance briefs need a priority list rather than one big price. Water ingress goes to the top, structural risk next, cosmetic last. The quote names the materials and the timescale, and the price is fixed in writing.

Scheduled work, one point of contact and tidy handover

Skip permits, parking suspensions and any conservation paperwork are sorted before the start date. You speak to one person from start to finish. At handover you get photos of any hidden work plus manufacturer warranties for the products installed.

How we sequence a property maintenance brief

Most property maintenance jobs span more than one trade. The mistake an inexperienced contractor makes is to quote in the order the customer mentions things. The right approach is to sequence by risk: water ingress first, structural next, cosmetic last.

Water ingress goes to the top of every priority list. A leaking roof, a failing flat-roof upstand, a tired damp course or render that has lost its bond is doing live damage every time it rains. Repair these first and the rest of the work holds its value. Skip past them and the new plaster goes off the wall again next year.

Structural and lead work comes second. Chimney pointing in the wrong mortar, cracked lead at a chimney back gutter, settlement at a bay corner, render bond failure on the back addition. Where roof work is needed in any case, the chimney and lead work goes on the same scaffold to save the second mobilisation cost.

Cosmetic work goes last. Plaster, paint, wallpaper, kitchen and bathroom finish, landscaping. We give the building a settling period after the external work, then return for the finish trades when the surfaces are dry. On larger briefs the answer is sometimes phased work across two seasons – external first, drying period, internal finishes the following spring. More common on Harpenden Edwardian villas, listed Richmond Hill terraces and larger St Albans properties, but can apply anywhere. We will tell you up front when phasing makes sense rather than push you toward one big number.
