A big share of Southgate housing is the classic 1930s metro-land semi: bay-fronted, side return, stained-glass front door, tile roof and single-skin garage. First to fail is usually the bay window roof. Small flat roofs in original felt or thin lead, both well past their design life. Once water gets in, it tracks down the front wall and shows as patchy damp on the bay’s internal plaster.
